How Street Smart ADDvantage® Realtor® E-Blast Program Works to Motivate Buyer's Agents

Street Smart ADDvantage is the most recognized and respected Realtor®-to-Realtor® email since 2005.

Street Smart ADDvantage works off a grid that identifies all Realtors® and brokerage offices in our database within a large radius of a “subject” property. Twice a month, each Realtor® receives a copy of the “Street Smart High Co-Broke Listings Near You” email report. ADDvantage maintains a proprietary list of most Florida Realtors®.

The concept of Street Smart ADDvantage dates back to 2004 when the founders of ADDvantage realized that in the near future, the market was going to change to a “buyer's market” and marketing directly to the Realtors® was going to be of key importance.

Street Smart ADDvantage takes advantage of the reality that buyers' agents have more incentive to show properties that offer a 4% commission over ones that offer a 2 ½ or 3%.

We have found that the extra 1% commission is a motivating factor for Realtors® to show Street Smart ADDvantage properties to their buyers more and, once an offer is made, to work that deal harder to keep it alive.

“I have attempted in many situations to negotiate a Street Smart ADDvantage 4% commission down to 3% commission in an effort to close a gap between an offer amount and my seller's bottom line…but, often, I am promptly told by the buyer's agent that they liked the 4% commission and would rather go back to their buyer and see what they can do.”

“What we have observed through our Street Smart ADDvantage program is that buyers' agents will actually work harder to close gaps between buyers and sellers when more commission is at stake.”

The theory that “commission is cheaper than price” is true because 3% extra in commission on the sale of a $400,000 home is $4,000. When negotiating with buyers, $4,000 in price negotiations is barely a measurable amount. But, $4,000 more in a Realtor's® pocket may be enough to close a deal.

  1. Street Smart ADDvantage is a free marketing program at ADDvantage. Sellers must offer a 4% or greater commission to the “buyer's agent”. Your listing agreement with ADDvantage allows you to change the offered co-broke (buyer's agent commission) to 4% or higher.
  2. We send email alerts twice per month to broker offices and agents, notifying them of the higher than normal co-broke commission being offered on your property.   3. Your ADDvantage yard sign will have the Street Smart Logo on it so that agents driving by will recognize the property as a Street Smart listing, offering a higher than average co-broke commission.
  4. Open Houses that are scheduled on your “events calendar” will be displayed on the e-blast.
