Determining Value: CMA (Comparable Market Analysis)

Listing Agreement:

The ADDvantage listing agreement allows the seller to modify the “buyer's agent” commission. Our standard default buyer's agent commission in every listing agreement is 3%. Offering a 4% or higher commission to the buyer's agent will automatically engage our Street Smart ADDvantage® Realtor® E-Blast marketing. Cost to Close

You will be given an estimated net proceeds disclosure outlining all the costs involved with selling. Typically, a seller will pay slightly less that 2% of the sales price in closing costs which includes state documentary stamps on deed (.007 x sales price) and the owner's title policy (about $5.45 per $1000).

Know your Competition

In a buyer's market, price is the biggest factor in a sale unless you are selling a unique property that doesn't have immediate competition. (Properties that may fall into the “unique” category could be million dollar estates, unique views, highly desirable school districts or neighborhoods, restored bungalows or craftsman homes, historic homes or historic streets.) If you have immediate competition in your neighborhood with homes similar to yours, then price is paramount.

Getting Ready

What's better…no furniture or staged? If the home is vacant, make sure it is as clean as possible. Fresh paint is a good idea. De-clutter as much as possible. In a buyer's market, spending money on upgrades such as kitchen or bath remodels is not a good idea. The costs of such improvements (materials and labor) exceed what buyers are willing to pay because there are existing homes with upgraded kitchen and baths that are discounted due to the current market conditions.
